OUR SERVICES

Buying, selling, letting and sourcing property across London and the South East.

Brunash Properties works with three groups of people: owners who need to sell quickly and cleanly, landlords who want income without involvement, and investors buying with intent.

Deal Sourcing & Packaging

We buy direct from motivated sellers rather than from portals — probate sales, landlords exiting, properties in a condition no lender will finance. Where one doesn't fit our own portfolio, we package it and offer it to our buyer list. You receive a complete proposition with the numbers already verified, not an address and a suggestion to look into it. Two to four a month, sent only to the investors they actually suit.

Every deal pack contains:

  • Verified comparables — sold prices with sources, not asking prices

  • A costed refurbishment schedule, priced by contractors we actually use

  • Full deal numbers: purchase, refurb, holding costs, finance assumptions, end value, projected return

  • Exit analysis across flip, BRRR, single let, HMO and serviced, with the realistic option flagged

  • Photos, floorplan and title check — tenure, lease length, restrictions

  • The seller's position: why they're selling, what timeline they need, where there's flexibility

How it works:

  • Tell us about the property — postcode, type and situation. Sixty seconds.

  • We assess and offer — a figure within 48 hours, with our workings shown.

  • You set the timeline — complete in as little as two weeks, or take three months. Nothing is binding until you instruct a solicitor.

No agent commission. No valuation fee. Nothing deducted at completion.

Fast Property Purchase

An offer in 48 hours. Any condition, any situation

Some sales aren't about achieving the highest possible figure. They're about certainty, and about being finished.

We work with owners across London and the South East in exactly that position — an inherited property sitting empty and costing money each month, a landlord worn down by arrears or EPC costs, a house too far gone for a mortgage lender to touch, or a deadline that simply can't move. Situations where the open market is slow, uncertain, or closed altogether.

Tell us about the property and we'll assess it properly: recent comparable sales, realistic refurbishment costs, and the condition of the title. Within 48 hours you'll have a figure and the reasoning behind it.

This tends to suit:

  • Executors dealing with probate or an inherited property

  • Landlords exiting, including with tenants still in place

  • Properties with damp, subsidence, fire damage, short leases or non-standard construction

  • Sales driven by separation, relocation or a collapsed chain

Guaranteed Rent

Your rent lands on the same date every month. Occupied or not.

Brunash takes your property on a 2–7 year lease and pays you directly. No void periods. No commission. No 11pm phone calls about a broken boiler.

Most landlords lose a month or two of rent a year to the gaps between tenancies. On our lease, that gap is our risk rather than yours — if nobody is living there, your payment is unaffected.

We manage the tenancy, the maintenance and the tenants. You get one fixed payment, one point of contact, and a property handed back at the end of the term in the condition we took it in, fair wear and tear aside. Tell us the address and the current rent, and we'll come back with a fixed monthly figure and the term we'd want.

This tends to suit:

  • Landlords who no longer want the day-to-day involvement

  • Owners living abroad or too far away to manage locally

  • Anyone holding a property long-term who wants predictable income, not maximum income

  • Portfolios where the management overhead has outgrown the return

  • 100% guaranteed rent, paid on a fixed date

  • Zero void periods

  • 0% commission

  • Full property management

  • Reliable monthly payments

How it works:

  • The brief — strategy, budget, target yield or profit, areas, risk appetite. Usually a 30-minute call.

  • The search — portal, off-market, agent relationships and direct-to-vendor approaches across London and the South East.

  • The shortlist — properties that meet the brief, with comparables, costings and projected return attached.

  • The negotiation — we agree terms on your behalf and hold the price where we can.

  • Through to completion — solicitors, surveys and refurbishment coordinated, so you're not chasing anyone.

  • After the purchase — optional ongoing portfolio review, or a handover to our management service.

Acquisition & Portfolio Building

You set the brief. We go and find it.

For clients buying rather than selling, we work to instruction: you tell us the strategy, the budget and the return you're targeting, and we go looking — including off-market stock that never reaches Rightmove.

That means viewing properties you'd otherwise have to view yourself, running the numbers before they reach you, and negotiating on your behalf with the seller or the agent. You see the shortlist, not the eighty we discounted. Where a purchase needs a refurbishment, we can price it and project-manage it through to a let or a sale.

For some clients that's one well-chosen purchase. For others it's an ongoing relationship across a growing portfolio — reviewing what's performing, what's tying up capital, and what the next acquisition should be to keep the whole thing aligned with the return you set out to make.
